Q. Why a survey from my HOA?
It has been more than twenty years since our current Covenants & Restrictions (C&Rs) were drafted; they badly need updating. Since then many things have changed; there is no longer active building since virtually every lot has been built out, existing homes are aging which brings concerns to the forefront which didn’t occur to the original drafters, landscaping has matured, and building materials technology has changed on many fronts. Many issues generating neighborhood complaints these days are not covered, or not covered adequately in our existing C&Rs.
Q. Why take a survey instead of just rewriting them yourselves?
Every homeowner’s input is needed to make the updated C&Rs relevant to all, not just a few. It’s also important that we have agreement from the overwhelming majority of BP homeowners in order to pass any proposed update. This is much more likely if each homeowner is able to have his or her say in the update.
Q. Why should I waste my time filling this survey out?
This is not a waste of your time—we promise! Furthermore, this may be the easiest survey you ever took! This is your chance to help define the character of your neighborhood from this point forward, and to protect the value of your investment in your home. Rest assured, your HOA officers and street representatives truly desire to hear what you have to say, and to include items of importance to the entire neighborhood in our collective update.

Did you know?
That Article 13 states that trees that have a diameter in excess of 6 inches, measured 2 feet above ground, shall not be intentionally destroyed or removed without advance written notice and approval from the ACC.
That Article 3, 5b and 9 state that fences or any other structure (including swimming pools) must be approved by the ACC prior to construction.
That Article 26 states that garbage cans, woodpiles, swimming pool pumps, filters and related equipment ,air conditioning compressors and other similar items shall be located or screened so as to be concealed from view of neighboring streets and property.
That Article28 states that all vehicles including motor homes, boats, trailers, motorcycles, mini-bikes, scooters, go-carts, trucks, campers, buses, vans and automobiles are to be parked within the garage and that garage doors are to be kept closed at all times except for ingress and egress. That Article 17 states that no Lot owner may change the elevation, which materially affects the surface grade of surrounding Loots, unless approved by the ACC.
That Article 10 states that dogs, cats and other household pets may not be kept for breeding or other commercial purposes.
That Article 30 states that the “Declaration of Convention, Conditions and Restrictions” may be amended at any time by an agreement signed by at least ninety (90) percent of the owners of record during the initial 20 years that these articles are in force and seventy five (75) percent thereafter. site

new mail box assembly (post, number plate and mailbox) cost $299 plus tax. They
offer installation in our area for an additional $95.00
